The project is located at Qianhai Gui Bay area. The western side of the site is Qianhai integrated transportation hub, the northern side is Tencent Qianhai Tower, the southern side is Chinese Resources Finance Valley; and the eastern side abuts Menghai Avenue green belt; an east-west green axis passes through the middle of the site. The surrounding cooperate headquarter buildings laid the foundation of developing the site into a high-end commercial environment.
The project includes four major types of programs: 270,000m2 office, 70,000m2 serviced apartment; 30,000m2 hotel and 30,000m2 retail.
For the existing planning requirement, metro line 1 is passing through beneath the site, and it imposes certain constraint on building disposition. Based on the original road network design of the site and development requirement, we conduct a massing study and it shows that the distance between our buildings and surrounding buildings is very tight, and creates a very undesirable narrow urban space on the perimeter of the site. In addition, the huge separation between the monotonous building mass on northern and southern side destroys the unity and cohesion of the development.
In order of improve the overall urban dimension, the initial design response is to improve the land configuration inside our site. The two east-west along the central green are proposed to be slightly bent towards the green area. The improved land parcel configuration allows greater distance between our buildings and its surround buildings, and helps to create an opening and welcoming configuration of the built environment. In addition, the central greenery is wider at both ends, forming a more articulated landscape. Overall a more exuberant and characteristic urban environment is created.
